Spring has entered the chat

Things are looking good down south.

Winter has a way of making everything feel like it can wait. The garden can wait. The odd jobs can wait. That conversation about whether this is finally the year to move can definitely wait.

And then suddenly, there's daylight after work, the daffodils are making an appearance and somewhere in Southland someone has decided it's warm enough for shorts. Spring has entered the chat.

For the property market, that change of season usually brings a change of energy too. More homeowners start thinking about selling, buyers have more choice and conversations parked over winter start finding their way back onto the kitchen table. But Southland is heading towards spring in a particularly interesting position this year.

Across New Zealand, July was a month of patience. The national median sale price was $760,000, down 0.7% compared with July last year, while sales were down 10.0% and homes took a median 50 days to sell. Down here, the picture looks a little different.

Southland recorded a median sale price of $495,000 in July, up 2.1% year-on-year. Here in Invercargill, the median reached $500,000, up from $485,000 in June and $490,000 in July last year. But perhaps the more interesting story is what's happening behind those numbers.

Looking beyond sale prices, the region recorded the strongest annual House Price Index growth in New Zealand, increasing 6.0%, and was the only region where available housing inventory decreased year-on-year. In plain English? While more homes are sitting on the market in many parts of the country, Southland has continued to absorb the stock coming through.

First-home buyers and investors were among the most active groups during July, with new listings attracting good numbers through open homes and limited stock helping maintain buyer interest. Properties across Southland took a median 35 days to sell, slightly quicker than the 10-year July average.

So what happens when the traditional lift in spring listings meets a market that has already been absorbing what's available? The next few months could get interesting.

And property isn't the only thing giving us something to talk about. Across Invercargill and the wider Southland region, new housing ideas are being explored to give people more choice at different stages of life, while new industries are looking south and local businesses are growing and making their mark well beyond the region. It all matters. People don't choose where to live based on a house alone. Jobs, affordability, lifestyle, opportunity and confidence in a region all play their part. With fresh investment, growing businesses and new opportunities emerging, Southland continues to give people plenty of reasons to put down roots here and feel positive about what's ahead.

Southland also offers something many larger centres struggle to match: the chance to build a life here, with relatively affordable housing and a lifestyle that's pretty hard to beat.

For homeowners, spring doesn't necessarily mean rushing to put a For Sale sign on the lawn. If selling has been sitting somewhere in the back of your mind, now is a good time to understand where you stand. Find out what your property could be worth, look at what's selling around you and have a conversation about timing. Then, if spring is your season, you're making that decision with a plan rather than simply joining the rush.

And yes, there are still those little jobs worth tackling. The garden probably does need some attention, and that cupboard you've been avoiding isn't going to sort itself. But preparing for a move is about more than presentation. It's about knowing your options and choosing the timing that works for you.
