Spring has officially arrived in Invercargill, and you can feel it. Lambs are back in the paddocks, blossoms are popping up around town, daffodils are doing their thing and suddenly there's enough daylight left after work to actually enjoy your evening. Of course, this is Southland, so we're not packing away the winter jackets just yet.
There's a fresh energy that comes with this time of year, and as we look back at the latest August property figures, Invercargill has given us plenty to feel positive about.
Homes in Invercargill took a median of just 28 days to sell in August, six days quicker than July's 34 days. At the same time, our median sale price climbed to $520,000, up from $500,000 in July and $462,900 in August last year. That's a 4.0% increase for the month and 12.3% year-on-year.
And there's another number worth celebrating. Looking at the three months to the end of August, Invercargill was the fastest-selling housing market in New Zealand, with homes taking an average of 31 days to sell compared with 60 days nationally. That's a pretty impressive position for our city to be in as we head further into spring.
Zoom out slightly and Southland gives us even more to smile about. The regional median reached $505,000 in August, up 7.4% year-on-year, while homes took a median 30 days to sell, five days quicker than the 10-year August average. Southland also recorded the strongest annual House Price Index movement in the country, increasing 8.1%.
First-home buyers continue to be particularly active, with investors also showing interest in what Invercargill has to offer. New listings are attracting good attention, and there's a real sense that people are recognising the value and opportunity that's here.
And property isn't the only positive story happening around us.
Work is underway at the AI data centre campus at Makarewa, while plans for a new silicon smelter could bring significant new employment to the region. The recently approved open-ocean salmon farming project off Rakiura/Stewart Island adds another major industry to Southland's future, while the consented Southland Wind Farm near Gore adds renewable energy to the mix.
That's technology, manufacturing, aquaculture and renewable energy all looking to Southland. Different projects and different industries, but together they bring the potential for investment, employment and more people discovering what those of us who live here already know: Southland is a pretty great place to call home.
