Invercargill Market: Strong as Winter Approaches
As Southland edges into early winter, the Invercargill property market remains strong. March 2025 saw 121 residential sales, nearly matching February’s total, with the average sale price rising to $480,000. The median days to sell dropped to 31, down from 42 last month, showing how quickly well-priced homes are moving.
Sales are up 6.7% compared to March 2024, and 2.1% compared to three years ago, reflecting continued buyer interest in the city.
Southland District & Region: Solid Growth
The wider Southland District and Region are also experiencing solid growth. The district’s median sale price surged to $620,000, up 31.9% from last year and 67.6% over the past three years. While properties are taking longer to sell, with a median of 73 days in the district and 40 days in the region, the market remains strong with impressive price growth.
The median sale price in the region stands at $470,000, reflecting a more moderate increase of 5.6% from last year and 6.8% from three years ago.
Nationwide Trends: Southland Leads the Way
Nationwide, sales rose 12.8% year-on-year, and 14.2% across New Zealand excluding Auckland. Southland continues to top the country for House Price Index movement, holding the number one spot for nine consecutive months, reinforcing the strength of our local market.
